Iconic Fenwick Building on New Bond Street Set for Transformation into Chic Retail and Office Hub

The former Fenwick department store, a longstanding fixture on New Bond Street, is poised for a significant transformation. Westminster City Council has greenlit plans by Lazari Investments, in collaboration with the acclaimed architectural firm Foster + Partners, to redevelop the site into a modern retail and office complex.

Acquired by Lazari Investments in January 2023, the historic Fenwick buildings will undergo a comprehensive renovation, following their closure in early 2024. The redevelopment, slated for completion by the end of 2026, promises to breathe new life into this iconic location.

The ambitious project envisions a reduction in retail space, confining it to the ground and first floors, while converting the second to ninth floors into premium office spaces with an exclusive Brook Street entrance. The design incorporates landscaped terraces and winter gardens, aiming to enhance wellness and well-being for occupants.

A notable feature of the redevelopment is the retention of over 50% of the existing structure and approximately 75% of the historic facades. These will be ingeniously integrated with the new design, allowing for the creation of four two-storey retail units, seamlessly blending the old with the new.

Norman Foster, the visionary behind Foster + Partners, expressed enthusiasm for the project, emphasizing its role in revitalizing the historic Fenwick buildings and preserving their legacy. The redesign aims to celebrate New Bond Street’s rich history while introducing cutting-edge office spaces, thus injecting vitality into the area and reinforcing its global stature.
